Is homeowners insurance required in Arizona?
Arizona doesn't legally require it, but your mortgage lender will. Even if you own the home outright, homeowners is the only practical way to protect your largest asset.
Does homeowners insurance cover flood or wildfire?
Standard policies cover wildfire. Fire is one of the core perils on every home policy. Flood is excluded from every standard homeowners policy and needs its own coverage, either through the NFIP or a private flood carrier. We can quote both. Flood matters more in Arizona than a lot of people expect. Monsoon storms move fast, washes fill in minutes, and homes well outside FEMA's high-risk zones still take on water every year. Ask us whether a flood policy makes sense for your address.
Should I insure my home for market value or rebuild cost?
Rebuild cost. Market value includes your land, and land doesn't burn down. We pull a current construction cost estimate for your zip code so you're not under- or over-insured.
Do I need extra coverage for jewelry or firearms?
Standard policies put low sub-limits on categories like jewelry, watches, firearms, silverware, and collectibles, especially for theft. A scheduled personal property endorsement raises those limits, broadens the covered causes of loss (including things like accidental loss), and usually costs less than people expect. If you've got a wedding ring, a gun safe, or fine art on the wall, this is worth a conversation.
